Replacing windows in Houston

There is no state licence for window installation in Texas, and this is a trade where the installation matters as much as the window. A premium unit fitted badly leaks, sticks and fails at the seal; a mid-range unit fitted properly lasts decades.

What actually matters in this climate

Houston's problem is not cold, it is sun, heat and humidity — which changes which specifications are worth paying for:

• Low-E coating and Solar Heat Gain Coefficient (SHGC). In a cooling-dominated climate, SHGC — how much solar heat the glass lets through — usually matters more to your electricity bill than the U-factor everyone quotes. Ask for both numbers, and ask specifically what is recommended for west-facing glass.
• Double pane with argon is the sensible default here. Triple pane is rarely worth the premium in Houston the way it is in northern climates.
• Impact-rated glass is a separate conversation, driven by insurance and by how far south you are. Ask whether your address is in a windstorm-designated area — it changes both requirements and potential premium discounts.

The energy-savings pitch

Treat any specific dollar figure with suspicion. Real savings depend on your existing windows, your insulation, your shading and your habits, and no salesperson at your kitchen table has that data. Windows are usually worth doing for comfort, noise, operation and appearance; savings are a bonus, not the business case.

Getting comparable quotes

Window quoting is deliberately hard to compare, so force the comparison:

• Get the brand, line and model in writing, not "premium vinyl." Manufacturers make several tiers under the same name.
• Ask whether it is a full-frame replacement or an insert (retrofit into the existing frame). These are different jobs at different prices and are not interchangeable quotes.
• Ask who does the install — employees or subcontractors — and who warrants the labour. There are two warranties: the manufacturer's on the product and the installer's on the work. The second one is the one that fails you, and it is the one people forget to ask about.
• Ask whether a permit is required for your jurisdiction and who pulls it.

Be wary of one-visit-only pricing. A discount that expires when the salesperson leaves your house is a sales technique, not a price.
