Pressure Washing in Cypress, TX: Local Companies Listed

Pressure Washing in Cypress, TX: Local Companies Listed

Pressure washing in Cypress, TX is mostly a small-business trade. Several of the companies describe themselves as owner-operated, a couple are veteran-owned, and at least one is run by a student. That's good news if you want the person who quoted the job to be the one holding the wand, and it's a reason to ask a few questions before you book.

Below are the 15 Cypress pressure washing companies currently in the HoustonProsHQ directory, with what each one says it does. Some of them came to us from a Cypress community thread where neighbors traded names. This isn't a ranking, so they're listed alphabetically, and the descriptions come from each business's own details, not our opinion of their work.

House washing vs. driveway and concrete work

"Pressure washing" covers two pretty different jobs, and they're often quoted differently.

Flat concrete (driveways, sidewalks, patios, pool decks) is the classic pressure washing job. High pressure, often with a surface cleaner that looks like a floor buffer, takes off dirt, mildew and the black streaks that build up in Houston's humidity. Concrete is tough, so this is where high pressure belongs.

House washing is different. Brick, siding, painted trim, window screens and the seals around windows can all be damaged by too much pressure. Many companies wash houses with low pressure and a cleaning solution instead, which is usually called soft washing.

When you're comparing quotes, check that everyone is quoting the same thing. "Driveway and sidewalk" is a different job from "driveway, sidewalk, patio and the front of the house," and that's usually where two quotes that look far apart are hiding the difference.

What usually drives the price of house washing:

  • The size of the house and whether it's one or two stories.
  • The surface: brick, stucco, vinyl or fiber cement siding each need different handling.
  • How dirty it is. Mildew on the north side that hasn't been touched in years takes longer than a yearly rinse.
  • Access. Fences, landscaping and tight side yards slow the job down.
  • Add-ons: gutters, windows, fences, bins or the pool deck on the same visit.

Soft washing roofs and siding

Dark streaks on a shingle roof are common in the Houston area's heat and humidity. They're usually algae, not dirt, and high pressure is the wrong tool for them because it can strip the granules that protect shingles.

Companies that clean roofs generally use soft washing: a cleaning solution applied at low pressure, left to work, and rinsed. A few questions to ask if you're getting a roof or siding soft washed:

  1. What solution do you use, and how do you protect plants and grass? Good companies pre-wet and rinse landscaping, and they'll tell you how.
  2. Do you walk the roof or work from the ground? Either can be fine, but it affects insurance and risk.
  3. Are you insured for roof work? Ask for the certificate.
  4. What happens to the gutters? Runoff goes through them. Some companies clean gutters on the same visit, or you can book a gutter company separately.

Getting ready for holiday guests: what to book first

Early November is a good time to book exterior cleaning in Cypress. It's cooler, and the house looks right before Thanksgiving and the Christmas lights go up. If you're doing several jobs, the order matters:

  1. Roof and siding first. Runoff from the roof lands on everything below it.
  2. Gutters next, so whatever washes off the roof isn't left sitting in them.
  3. Driveway, sidewalks and patio after that, so they're clean of anything that ran off the house.
  4. Windows last. Washing the house can spot the glass. A window cleaning company or a pressure washer that also does windows should come at the end.

If Christmas lights are going up, get the house and roofline cleaned before the installer arrives. Nobody wants to clean around lights.

How to compare Cypress quotes

With this many small companies, the questions matter more than the logo on the truck.

  • Ask for insurance. You want general liability, and you want the certificate. A pressure washer can crack a window, etch concrete or damage a car.
  • Ask what's included, surface by surface. Get it in writing.
  • Ask how they'll handle the house versus the concrete. If the answer is "same machine, same pressure," keep looking.
  • Ask about water. Most companies use your outdoor spigot. Ask where they'll hook up.
  • Ask about timing and weather. Rain doesn't always stop a wash, but it can push the schedule.
  • Ask for photos of past jobs on a surface like yours.
